Pelham Structures Ltd is a niche property developer specialising in building characterful residential developments. Our results not only remain in keeping with the local vernacular, they also achieve the highest energy standards. From our base in Clavering, we operate throughout Essex, Hertfordshire and Cambridgeshire, including locations such as Bishop’s Stortford, Cambridge, Hertford, Royston and Saffron Walden. Unlike most property developers, Pelham Structures Ltd also operates as a house builder. Having secured the required planning permission and manufactured the timber frame system at our own factory facility, we then begin the construction process. We have the capability to manage every aspect of a build project in-house from start to finish, ensuring the smooth completion of each development we take on.
In our role as a house builder, we build out our own developments, primarily constructing premium traditional properties designed for modern living. Our team is currently building 12 open market and 8 affordable homes on Whiteditch Lane in Newport, Essex. This development consists of traditionally built detached and semi-detached properties, each one designed with its own distinct feel. We primarily undertake work in the counties surrounding our base near Saffron Walden, including locations such as Bishop’s Stortford, Cambridge, Hertford and Royston. However, we have the experience, resources and manpower to work nationwide for the right project.
Our expertise as a property developer and house builder allows us to pioneer the way for self-build and custom homes. We aim to start the construction of two entirely self-build and custom home developments in late 2019.
With both projects, we intend to construct all the infrastructure and roads required to service the individual plots, as well as connecting services and completing the communal landscaping.
We secured planning permission in June 2019 for the construction of four self-build and custom homes, with construction intended to commence in September/October 2019.

In 2017, prior to Pelham Structures Ltd’s involvement in the project, planning permission was granted for 22 self-build and custom homes. We are now seeking amendments to the planning permission with a view to starting construction later in the year.
We appreciate that a self-builder may need a varying degree of support to help them complete the build process. Therefore, we will offer purchasers the following options:
• Timber Frame Kit – Pelham Structures Ltd will supply and erect the timber frame
• Watertight Shell – Pelham Structures Ltd will build the body of the structure and the purchaser will then complete the internal fit out themselves
• Complete Build – PSL will build the property completely to the design requirements of the purchaser
With each option, our in-house architects will work with the purchasers to ensure the design of their home suits their unique needs. Therefore, we expect to submit further amendments to cater for the specific requirements of individual self-builders as and when plots are sold.
